Deed of Absolute Sale

Deed of Absolute Sale or DAS is the contract that a buyer needs to sign when the account is already fully paid.

Miscellaneous fee is applicable during this stage. It covers the amount for the processing of title except for the Realty tax due.

This is also called Fully Paid Stage or FPY Stage.

Contract to Sell

Contract to Sell or CTS is the next contract that a buyer/client must have after having the Reservation Agreement (RA).

Standard Policy is that CTS must be executed upon first downpayment of a buyer. For advance processing, routing to signatories and notarization but to release the notarized copy once the account is full down payment.

This stage is also known as Down Payment Stage (DP Stage).

Reservation Agreement

RA or Reservation Agreement is the first document that a buyer/client should sign during a purchase/reservation of the property.

Standard reservation fee applies depend onthe value of the property. (Usually 5 to 30 thousand pesos)

This stage is also called Option Stage.

Reservation fee in Real Estate is strictly not refundable. (Must be properly discussed with the buyer/client)
